What is the Property Protection Package?

The Property Protection Package is a pre-closing legal review conducted by a licensed Texas real estate attorney at The Keller Firm. It includes a review of your purchase contract, title commitment, survey, and title insurance policy — along with a written plain-language summary of any risks identified before closing. 

How is this different from what my title company or realtor does?

A title company facilitates closings while a realtor guides you through the transaction. 

An attorney brings another advocate into your corner. By examining your contract, title commitment, and related closing documents, an attorney may help identify issues that may affect your rights and explain what those documents mean before you sign. 

What kinds of issues can a review identify?

A review may explain items found in the title commitment, such as unreleased liens, boundary disputes, easements, restrictive covenants, or improper prior transfers — issues that may not otherwise be explained at closing but can affect your ability to use the  property. 

When in the transaction should I request a review?
It’s best to request a review as early in the transaction as possible.
 

We recommend having documents reviewed before signing anything. For the Property Protection Package, please plan to submit your request at least two weeks before closing. More time is always helpful and gives us the best opportunity to complete a thorough review.

Do I need an attorney to purchase a home in Texas?
